Beginning April 6, 2009 any property sold in Hamilton or Boone County that receives sewer services from the Clay Township Regional Waste District will be subject to a new mandatory inspection. The new requirement applies to both residential and commercial property.

This mandatory inspection is done to make sure there are no illegal lines hooked into the sanitary sewer system. The illegal hook-ups typically come from sump pumps and/or downspouts. The goal of the program is to stop the inflow of clean water into the sanitary sewer system thereby reducing the amount of water that needs to be treated and therefore reducing costs.

Under the new regulation, any property that is sold has 30 days to obtain a certificate of compliance.

I wanted to highlight a new listing we just took in the Geist area.  8180 La Habra Circle is located in the popular Windsong neighborhood in Geist and boasts a huge 1/3 acre cul-de-sac home site.  The neighborhood itself offers a fantastic sense of community and features an easy walk to Geist Reservoir, community pool, and boat docks for lease exclusively available to Windsong residents.  The seller’s at 8180 La Habra spent over $40,000 over the past several years updating this home.  Some of the recent updates include:

Every real estate agent in Indianapolis who lists a property will install some of sort sign to market your home to buyers who happen to be driving by. One of the things we do to make your listings stand out is we use a lighted sign. Our lighted signs add hours of marketing at nighttime when other listings and signs are invisible. As of 3/2/2009, I am officially a Dad!!  My whole life has been turned upside down and I love it.  Our new little boy, Jackson Robert Taylor, was born very healthy and weighed 7 pounds 4 ounces.  I cannot believe how much my life and outlook on life has already changed.  I promise not to make this a blog about my new boy; it will still be dedicated to all things Indianapolis real estate.  I am just so excited I had to share.
