Well, this was quite a month for Carmel Indiana real estate! Number of homes sold up 49% and the average sales price up 25%?? The average sales price is a bit skewed because we did see a luxury home sell for over 2M and this, of course, will distort the average since this is a relatively rare sale in Carmel Indiana. The number of homes sold cannot so easily be explained away and is most likely just another sign that Carmel is already well on its way to recovery. This is the 6th straight month we have seen an increase in the number of homes sold in Carmel. The average sales price has been a bit of a yo-you so far this year but remains relatively unchanged showing only 1% decrease in the average. Overall, the market shows signs of health and recovery and I am very optimistic for the future of Carmel real estate.
