Abney Glen, a new West Carmel neighborhood - wow what a deal! Abney Glen, located at 116th and Shelbourne, is west Carmel’s newest Drees Homes community.  A quick search of Carmel $400k - $600k real estate will show you what an amazing little gem this neighborhood is.  Consisting of only 40 home sites, Abney Glen offers homes from the $400’s to the $600’s and they are on great lots.  What is currently out there in Carmel real estate is either an older home that has zero updates (oak cabinets, brass everything, dirty carpet, you know the drill) with a pretty good lot and nice established landscaping or a newer home with decent interior selections on the worst, smallest, power lined lot on the street.  This is what has me so intrigued with this community –

Pulte Homes has acquired a truly unique piece of property in West Carmel and will be unveiling a new community there in Spring 2012.  The Woods at Lion Creek is the name of the community and it will be located off of West Road just north of 131st and very close to The Willows in Zionsville.  It will be interesting to see what they come out with for pricing as this community is featuring home sites between 1 and 3 acres.  This is a very cool site and one that I would have thought would have been more suited for a custom home builder versus Pulte.  The key will be the pricing…if they price it too high, they will kill themselves because my guess is most people will prefer to build custom rather than go for the higher end production builder despite the nice

As summer is fast approaching and anyone with kids know, the community pool plays an major role in the summer lifestyle. Community pools are a great way to enjoy the benefits of having a pool without the cost and hassel of maintaining one yourself while adding value to the neighborhood. Today it is time to look at the Carmel Indiana real estate market for 2010 year end. Again, we will see the trend of less activity but increased sales price. Let’s take a look at what we are dealing with then attempt some analysis. Here is December in detail:

Carmel has been on a tear this year posting double digit gains in number of homes sold and average selling price. While the tax credit expiring has had an effect on the market, we still saw a 15% increase in the average sales price for July. The number of units was expectedly down by 16% this month over the same time last year but YTD we are still up 19% over last year’s numbers. I don’t want to bore my readers to death with yearend reports, but I find them very interesting and a good indicator of how the market is doing. So, today we will look at the Carmel real estate yearend report. First though, I always like to look at the month of December:
