Abney Glen, a new West Carmel neighborhood - wow what a deal! Abney Glen, located at 116th and Shelbourne, is west Carmel’s newest Drees Homes community.  A quick search of Carmel $400k - $600k real estate will show you what an amazing little gem this neighborhood is.  Consisting of only 40 home sites, Abney Glen offers homes from the $400’s to the $600’s and they are on great lots.  What is currently out there in Carmel real estate is either an older home that has zero updates (oak cabinets, brass everything, dirty carpet, you know the drill) with a pretty good lot and nice established landscaping or a newer home with decent interior selections on the worst, smallest, power lined lot on the street.  This is what has me so intrigued with this community –

This will just be a quickie, but I wanted to make my readers aware of two amazing opportunities in The Packard Condos downtown Indianapolis.  One is a bank owned condo and the other is just an individual seller that appears to want to move the condo quickly.  Both are listed far below market value at $150,000.  Here is a quick glance at The Packard active, pending and sold since 1/1/2010:

As you can see, similar units are selling for at least 50K more than both of these are asking.  You will need to act quickly I am quite sure both of these will move fast. 

Yesterday we looked at the year end report for Indianapolis, today it is time to head to the northern suburb of Carmel to see what the Carmel Indiana real estate market did for the year end of 2011. First let’s look at the December sales data for Carmel homes:

It that time to start looking at the December / End of year market reports. Let’s start with the Indianapolis real estate market and make our way to the suburbs over the next couple of days. So, without further ado, here are the numbers for the December sales for Indianapolis homes:

Pulte Homes has acquired a truly unique piece of property in West Carmel and will be unveiling a new community there in Spring 2012.  The Woods at Lion Creek is the name of the community and it will be located off of West Road just north of 131st and very close to The Willows in Zionsville.  It will be interesting to see what they come out with for pricing as this community is featuring home sites between 1 and 3 acres.  This is a very cool site and one that I would have thought would have been more suited for a custom home builder versus Pulte.  The key will be the pricing…if they price it too high, they will kill themselves because my guess is most people will prefer to build custom rather than go for the higher end production builder despite the nice
