Carmel Real Estate Report - July 2010

Carmel has been on a tear this year posting double digit gains in number of homes sold and average selling price. While the tax credit expiring has had an effect on the market, we still saw a 15% increase in the average sales price for July. The number of units was expectedly down by 16% this month over the same time last year but YTD we are still up 19% over last year’s numbers. Here is a look at the YTD numbers for number of homes sold and average selling price:

As expected, the tax credit hangover has officially affected the Fishers real estate numbers in a big way. Here are the YTD stats for all homes for sale in Fishers:

Carmel Indiana Named 14th Best Place to Live by CNN Money

It seems like everyone is talking about the fact that Fishers was named the #8 best place to live by CNN Money. What I don’t hear as much about is that Carmel is just a few spots back at #14. That is 2 spots in the top 15 for Hamilton County and that is very impressive! It is no wonder everybody want to live in Hamilton County! Great schools, great sense of community, and almost no crime are just a few of the reasons Carmel finds itself in the #14 spot. In addition, although the housing prices in Carmel are, locally, on the more expensive side, nationally, the home prices in Carmel are ridiculously affordable. Everyone locally already know Carmel is a very desirable place to live but it is nice to see it continually get national recognition.

Get ready to pile another national accolade touting Fishers as one of the best places to live in 2010. CNN Money has named Fishers Indiana the 8th best place to live in the US in their list of best small cities. This is just another notch in the belt for Fishers which is constantly being recognized as one of the premier place to live, work, and raise a family in the US. And why not? Fishers boasts incredibly affordable homes, sensational schools, a great sense of community, and an amazingly family friendly atmosphere.
The CNN article has some good stats about Fishers in general so I thougt I would post a few more details about Fishers homes:

Geist Fireworks - Fourth of July 2010 - Blast from the Bridge

The Geist Lake Coalition is celebrating its annual 4th of July fireworks show the “Blast on the Bridge” this coming Sunday July 4 2010. This year it looks like the weather is going to cooperate and should be a great night of family fun.
The Fall Creek bridge will close to vehicle traffic at 5:30 and the Bridge Party starts at 6:00. There will food and beverage vendors, a boat parade and a water ski show all before the main event. The fireworks themselves are set to go off at 10:00 pm.

…First time home buyer tax credit Fishers and Indianapolis 2010

I have LOTS to talk about in terms of real estate and homes for sale in the Fishers and Indianapolis area and too little time. Today, I wanted to touch base on the upcoming expiration of the first time home buyers tax credit. As you probably know, the current credit now applies to both first time home buyers and existing home owners but you must be under contract by April 30th 2010.
